- Security Deposit
- A refundable security deposit is required for every reservation, sized to the estate and held prior to arrival. The deposit is released within 14 days of departure following inspection. Damages, missing items, or excess cleaning are deducted from the deposit; charges exceeding the deposit are billed separately.
- Cancellation
- Cancellations 90+ days before arrival receive a full refund less a 5% processing fee. Cancellations 60–89 days before arrival forfeit 50% of the rental total. Cancellations within 60 days are non-refundable. Travel insurance is strongly recommended.
- Minimum Stay
- Customary stays begin at 7 nights. Shorter arrangements are considered case-by-case in shoulder season and subject to a premium.
- Check-in & Check-out
- Arrival from 4:00 PM. Departure by 11:00 AM. The estate is staffed on arrival to walk you through systems and amenities. Early check-in or late check-out can be arranged when the calendar permits.
- Occupancy
- Maximum overnight occupancy is set per estate and may not be exceeded without written approval. Day guests are welcome within reason; large gatherings require prior consent (see Events).
- Events & Gatherings
- No weddings, photo shoots, productions, or commercial events without written approval and a separate event addendum. Most estates can accommodate small private gatherings; ask the concierge for specifics.
- Pets
- Pets are considered on a per-estate basis with prior written approval and an additional $1,500 non-refundable pet fee. Service animals are always welcome at no charge.
- Smoking
- All estates are strictly non-smoking, including vapes and cannabis, indoors and on covered terraces. Designated outdoor areas may be used. Violations incur a $5,000 remediation fee.
- Quiet Hours
- Out of respect for our neighbors and local ordinances, quiet hours run from 10:00 PM to 8:00 AM. Outdoor sound systems and amplified music are not permitted after 10:00 PM.
- Care of the Estate
- Each home is professionally maintained and privately owned. Guests are asked to treat furnishings, art, and grounds with care. Our team is on call throughout your stay to handle any issue, large or small.
